Hard Money Loans of Miami ("we," "us," or "our") is a lead-generation service operated by Lead Skills, LLC. We connect borrowers with participating hard money lenders who may be able to provide financing. We are not a lender. We do not make loans, extend credit, take loan applications, issue loan commitments, set rates or terms, or make any credit decisions.

Because we collect nonpublic personal information from consumers in connection with lending inquiries, our activities are subject to the federal Gramm-Leach-Bliley Act (GLBA) and its implementing regulations. This Privacy Policy explains what information we collect, how we use it, how we share it with participating lenders and service providers, how we protect it, and the choices available to you.

2. Information We Collect

We collect information that you provide, that is generated from your use of our website, and that we receive from service providers. This may include:

• Identifiers: name, email address, mailing address, phone number, and similar contact information.
• Property and investment information: property type, property address or location, purchase price, estimated value, renovation scope, exit strategy, and investment experience.
• Financial information: estimated loan amount, down payment, credit range, income range, and other financial details you choose to share in connection with your inquiry.
• Usage data: IP address, device and browser information, pages visited, referring URLs, and similar analytics information collected through cookies and similar technologies.
• Communication records: information contained in your messages to us, call logs, SMS/text history, consent records (including the date and time you agreed to be contacted), and responses to communications from us or participating lenders.

• Match your inquiry with one or more participating hard money lenders.
• Share your information with participating lenders so they can evaluate and respond to your inquiry.
• Contact you by phone, SMS/text message, and email about your inquiry and related financing options.
• Verify the information you submit and prevent fraud, abuse, or unauthorized activity.
• Operate, maintain, and improve our website, services, and marketing.
• Comply with applicable law, regulations, legal process, and enforceable governmental requests.

4. How We Share Your Information (GLBA Disclosure)

Under the Gramm-Leach-Bliley Act, we are required to disclose how we share your nonpublic personal information. We may share the information you submit and the information we collect as follows:

• Participating lenders: We share your information with one or more participating hard money lenders who may contact you about financing. Participating lenders handle your information under their own privacy practices once it is transferred to them. A current list of participating lenders is available upon request.
• Service providers: We share information with vendors that perform services on our behalf, such as hosting, analytics, email and SMS delivery, fraud prevention, customer support, and marketing. These vendors are permitted to use the information only as needed to provide services to us.
• Legal, safety, and compliance: We may disclose information to comply with the law, legal process, or governmental requests; to enforce our Terms of Service; to protect the rights, property, or safety of Lead Skills, LLC, our users, participating lenders, or others; and to detect or prevent fraud.
• Business transfers: If we are involved in a merger, acquisition, financing, reorganization, or sale of all or a portion of our assets, information may be transferred as part of that transaction, subject to customary confidentiality protections.

We do not sell your personal information.

5. Your Right to Limit Sharing

By submitting an inquiry through our website or otherwise contacting us for financing information, you authorize us to share your information with one or more participating hard money lenders and their service providers for the purpose of responding to your inquiry and offering financing options.

You may opt out of receiving further marketing communications from us at any time by:

• Replying STOP to any SMS/text message from us.
• Using the unsubscribe link included in our marketing emails.
• Calling 305-363-7986 or emailing [email protected] to request removal from our marketing lists.

If you opt out of marketing, we may still contact you about your existing inquiry or for legal, transactional, or security purposes. To stop communications from a participating lender, you must contact that lender directly using the opt-out instructions they provide.

6. Data Security

We maintain administrative, technical, and physical safeguards designed to protect the security, confidentiality, and integrity of the nonpublic personal information we collect, consistent with the GLBA Safeguards Rule. These safeguards include access controls, encryption of data in transit, restricted internal access on a need-to-know basis, vendor oversight, and periodic review of our information security practices. While we work to protect your information, no system of electronic storage or transmission is fully secure, and we cannot guarantee absolute security.

7. Your Choices

• Access and correction: You may request access to, or correction of, the personal information we maintain about you by contacting us at the information below.
• Deletion: You may request that we delete personal information we maintain about you. We may retain information as required by law, for fraud prevention, or for legitimate business purposes.
• Opt-out of SMS/text messages: Reply STOP to any text message to stop future messages from that sender. Reply HELP for help.

8. Children's Privacy

Our website and services are not directed to children under the age of 18. We do not knowingly collect personal information from children under 18. If you believe we have collected information from a child, please contact us so we can investigate and delete it.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we make material changes, we will update the "Last Updated" date above and, where appropriate, provide additional notice. Your continued use of our website after changes take effect constitutes acceptance of the updated policy.
